Since the 1990's properties have risen handsomely in value leaving homeowners sitting pretty on a lot of equity in their homes. This has meant they can liquidate it at any time of their choice.

The credit boom of the last decade has left a large part of the population saddled with heavy debts. As most properties have until recently carried a lot of equity, homeowners have used the equity to pay off their debts by selling their home and renting it back. This leaves them with a clean slate credit-wise and lifts the heavy financial burdens.

The buy-to-let boom. In the early 60's and 70's, real estate was for the seriously wealthy. Now anyone with a bit of money can invest in property. The huge availability of mortgages of all kinds and types has encouraged companies and individuals alike to invest in property. Nevertheless, when looking for 'rent back specialists', choose wisely. Be ware of promises that cannot be honoured.

Under performing pensions. If you have had a pension in the last 40 years, it has been decimated by the rigours of the stock market. It is not uncommon now to have pensions that are worth less than the contributions one has put in. Where does that leave the pensioner? In a risky situation. Selling to realise the equity allows the person concerned to at least enjoy the fruits of their labour in their twilight years.

Uncertainty. The stock markets are up and down and recent financial shocks have shaken the belief in the global banking system to its core.

Debt reduction. The general consensus is that too many of us took on too much debt and the party just never looked like it would ever end. Reducing debt is a genuine resolution to improving several facets of anyone's life.

Improve monthly cash-flow. If you sell and pay off all your debts, you could double or even triple the amount of money you are left with to live on. This could significantly enhance your life and lifestyle.

Harder times. A recession is now upon us with all the financial difficulties that brings.

Tough housing market. The last year has been the toughest for many years. The speed of the drop in prices has been faster than the property slump of the 1990's.

Lack of loans/ remortgaging and mortgages. The irony is that the demand for housing is still great but a large part of the population cannot get mortgages. The want to buy but the banks will not release the cash. Some of the options left are to sell.
