How long can I rent the property back for?The longer you stay the better it is for us as investors. We take a long-term view and are happy to offer long tenancies. Nevertheless, it is not possible to offer or guarantee lifelong tenancies. Anything can happen and financial situations all over the world can and do change. Typically most of our tenants request 3-5 years tenancies. We can offer a maximum of 5 years at a time . It does not mean you cannot rent after that, we will just have to review the rent and your plans at the time " NOTICE : From the 1st July 2009 the Financial Services Authority (FSA) has regulated the sale and rent back market in the UK. We work with companies that have applied for the FSA authorisation and have the permission to carry out all sale & rent back activities. There is currently only a very small number of authorised companies so be very careful who you deal with. Be safe and secure by dealing with reputabe regulated companies. " |
How much do you offer?This is dependent on several factors such as the location of the property, market conditions, the length of the lease where applicable, structural or minor defects where they exist. Typically expect an offer between 75 and 85% of the property’s value. |
How quickly can you move ? We are geared for speedy sales. We have experienced and well trained teams in all aspects of property buying. We can commence transactions immediately and complete transaction in 3-4 weeks and in some cases faster than that, 7 days |
How much will it cost me ?Nothing is the straightforward answer. We will pay all the legal fees up to £500.00. We don’t charge any fees whatsoever. There will not be any estate advisors payable so you will be saving a considerable amount. |
What will the rent be ?Tenancies In response to what most of our clients have told us they want, we offer long-term tenancies, giving you peace of mind. We commit to renewing tenancies up to 5 years at a time where needed. Copies of tenancy agreements are available to you on request. The rents charged are based on the going rates in your area. Where this is not the case, in some special circumstances for instance, we will notify you. It is our policy to commit to maintaining the property in the right standard, with all the legal requirements in place. Our tenancies are backed by legal financial guarantees. You will enter into a legally binding contract with the landlord by way of an Assured Short hold Tenancy. This is the legally recognized and required contract used by all landlords and Estate Agents in the UK. |
Can I claim Housing Benefit and still rent back my property ?Yes you can. We accept housing benefit applicants. However, the Government has put two conditions that must be met for you to qualify for housing benefit. For more details please call one of our advisors and they will take you through your options. |
Will the rent increase over time ? Yes it will. We have a clear and transparent policy of setting the rents years in advance. If you request to rent back for 3 years, then the rent will be set for the three years with minimal increments built in. Therefore, you will be able to plan and budget easily knowing fully well your rent will be fixed for years to come. |
